A smart buyer’s agent can save you thousands.
Buying a house is a major financial undertaking, and most likely the biggest purchase of your life. Whether you are a first time home buyer, or have bought properties before, you owe it to yourself to have a professional agent represent your interest.
Many buyers don’t realize that the agent that is working with them is actually not “their” agent. Unless the buyer and the agent have signed the Exclusive Buyer Agency Agreement, the agent is actually working for the seller, and is not required to act in the buyer’s best interest. Simply put, the agent could disclose things to the seller that you may not want them to, such as your financial qualifications, personal information, or other confidential details that you might have shared with the agent.
The agreement simply requires you to be loyal to your agent, and that you will not work with other real estate agents, during the length of the agreement. The Buyer’s Agent is in turn required to act in the best interest of the buyer, to keep your information strictly confidential, negotiate best sale and contract terms, and of course assist you in finding the perfect property.
How much does it cost to have a Buyer’s Agent? It is actually completely free to you. When the home is listed for sale, the seller contractually agrees to pay the Listing Agent and the Buyer’s Agent.
